I can not help but feeling that the "Nay-Sayers" are just not aware of the real factual information regarding the Phoenix Area Real Estate Market. It happens all the time, I meet someone and I tell them that I am a Realtor, and they immediately tell me all that they know about the Real Estate market. They tell me how the market is in so much trouble and that the Real Estate world is about to come to an end.
Depending on my mood at the time, I will smile and wish them Good Day, or I will ask them, where they got that information. When I do get an answer, it is invariably from the local news paper or the TV news broadcast. I explain to them while the market is undergoing a great deal of change, the Phoenix Area Real Estate Market is,
Alive and Kicking!For example, historically, this market Closes around 6500 units (as measured on MLS) each month, on an annual basis. Obviously, some months are better, some are not. Last January, for instance, the number of Closed units was under 3700. In the last 12-months, the average has hung true at just over 6400 units a month. This being said, April through July 2009 have been watershed months, as the number of units has been in excess of 8400, 9100, 9200, and 8100 units, respectively.
In a time where the Real Estate world is coming to an end, these results tell another story. Why is this? Quite often, the local sources of media get their information from the national new wires. While the numbers and the reporting are usually accurate, it is usually accurate on the national level, not the Phoenix level. Often, I will watch a news story about the local Real Estate market, and wonder why this is not being made more clear. Although the report may speak to national conditions, the inferences are that this is the same locally, when this is definitely not the case.
So, if you are one of the people I recently met. And if you are the person, who believes you know about the Real Estate market, and you are the one telling the people you meet that the Phoenix Area Real Estate market's Sky is falling, perhaps you should go back and read that newspaper article a little closer, or pay stricter attention to the TV story. The Phoenix Market is currently having one of the better years on record, and as things stand today, there is nothing to suggest it will be any different anytime soon.
